FAQ:
Here are answers to questions that we are most frequently asked:
Q: What types of property do you buy?
A: We buy any residential or commercial property that is capable of being mortgaged and we buy properties in all price ranges.
Q: Does the property have to be in good condition in order for you to buy it?
A: No, we will consider properties in any condition
Q: Which areas of the U.K do you buy properties in?
A: We buy properties in England, Wales, and Scotland only.
Q: What fees do you charge?
A: Absolutely none! Unlike some of our competitors we don’t charge you a valuation fee and we’ll even pay all your legal fees!
Q: What's the most you will pay for my property?
A: We pay up to 75% of an independent Chartered
Surveyor’s valuation of your property. This might
seem low upon first glance but when you factor in all the costs
that you do not pay with us but do pay with
an Estate Agent sale (e.g Estate Agent commissions, legal fees,
Home Information Pack (HIP) costs, and several months extra
mortgage payments whilst you wait for your property to sell),
you soon discover that our service which provides a FAST,
HASSLE FREE, and GUARANTEED CASH SALE
without any fees, offers you advantages and benefits
which are just not available via the Estate Agent route.

Furthermore, all these advantages and benefits of our service
are yours in return for only a relatively small extra reduction
in your selling price as compared to the final selling price
you would have achieved from an Estate Agent after all the above
selling costs had been deducted.
Q: Can I continue living in my house after I have sold it to you?
A: Yes, and this is actually our preferred type of investment called a Sell and Rent Back. Find out more here.
Q: I have mortgage arrears, can you still help me?
A: Yes, as long as there is enough equity remaining
in your home we can arrange to clear off all your arrears and
purchase your property before there is any threat of repossession.
Q: I’m already facing repossession, can you still help me?
A: Yes, it’s not too late. The earlier you contact us the earlier we can engage our experienced team of repossession Solicitors to help you and stop the repossession proceedings immediately. Find out more here
Q: When will I receive an offer from you?
A: Within 24-48 hours of you contacting us.
Q: How long does the offer remain open?
A: Our offer remains open and guaranteed for 7 days. After this time, we may need to review it.
Q: How quickly will you buy my property?
A: There are two key legal stages to any property purchase and they are called exchange and completion respectively. We can exchange on your property within 24 hours depending upon your individual needs and circumstances and we aim to complete on all purchases within 4 weeks. However, we’re happy to work around your specific timescale requirements.
Q: I'm not in a hurry to sell, should I still contact you?
A: Absolutely. We’re happy to work around your timescales and we can even arrange to exchange now and complete on a future date that suits you giving you complete peace of mind.
Q: Do I need my own Solicitor?
A: You are welcome to use your own Solicitor if you wish and we’ll pay up to £500.00 of your legal fees if you choose to do this. Alternatively, you can choose to use one of our experienced panel Solicitors to ensure a fast completion. Our panel Solicitors act for you and you only and we pay all panel Solicitor legal fees regardless of amount.
Q: Will my neighbours know about the sale?
A: No, selling your house to Win-Win Sale is completely confidential and we always respect your privacy at all times.
Q: Do I need a Home Information Pack (HIP)?
A: No, HIP’s are not currently required in a private sale between two private parties (as our sale would be). This means that by selling to us rather than through an Estate Agent you can avoid all the hassles and costs of putting a HIP in place.
Q: Will my estate agent mind if I sell to you?
A: Naturally, they won’t be happy because
they’ll be losing their commission. We advise you
to check your Estate Agent’s contract and serve them with
the correct notice to quit and also check if you would still
have to pay their commission if you sold your property to us
privately. (This would normally only happen if you had
a Sole Agency contract with your agent). Depending upon
the individual circumstances, we may even be able to reimburse
that cost to you if you do.
Q: My property has genuine development potential. Will you take this into account when making me an offer?
A: Yes we will, and subject to gaining planning permission we can even offer you a share of the development profits. Please contact us for further details.
Q: I have a friend who may be interested in your service. Is it worth me telling them about you?
A: Absolutely! We’ll pay you 1% of the purchase price as a referral fee if we end up buying a property as a result of your referral. So for example, on a property purchased at £150,000 we would pay you £1500.00!
Q: Ok I’m ready to proceed, what do I do next?
